This month’s cover property is a beautiful traditional home with a modern twist. We interviewed the builder Nick DeMarco of DeMarco Design & Development and his agent, Matthew Breitenbach of the Corcoran Group.

HRES: When you look at this property you see new modern construction with old world charm, what was the inspiration for building this home? Matthew do you see a market for homes that on the outside look old but have all the modern conveniences?
ND: The inspiration for this project grew from its setting in the heart of Sag Harbor’s charming, historical village, just steps away. Spending most of my time in Sag Harbor, I’ve formed a strong appreciation for the old/new build. We took this architectural concept to the next level with every detail, both in quality and design.
MB: There is definitely a market for this type of transitional home. I had buyers wanting to see this house before it was on the market and finished. I remember walking a buyer through the house weaving in and out of scaffolding and construction workers having lunch! There is a demand for this style in general, but the way Nick is able to deliver the vibe of traditional and modern is rare and highly desirable.

HRES: New construction is hot and we are seeing everyone trying to tap into this market, what sets you both apart from all the other builders and brokers representing new construction listings?
ND: Aside from the finished product, we manage and execute every aspect of the building process with our in-house design team, architects, and general contracting. Our goal is to create one-of-a-kind properties in which each component is carefully chosen for an extraordinary finished product. Although we specialize in spec, our custom building business has grown successfully due to our one-stop shop for our clients.
MB: Nick is one of the most talented builders and designers I have ever met. What sets Nick apart is the way his houses make you feel when you go through them. It is the design and style that puts Nick on a higher level. Nick’s homes have a masculine stylish edge to them and are designed to create a luxury lifestyle that blends classic and modern. There is a stylish vibe to Nick’s homes that embellishes you the moment you step through the door onto the 100 year old wide plank pine floors.

HRES: Nick DeMarco: how would you describe the architectural style of the homes you build?
ND: Our first priority is to align the location and surrounding architecture, while keeping in mind the lifestyle desires of the buyer and incorporating our personal design. With a recent focus in Sag Harbor Village, our old/new style has remained consistent with surrounding architecture, mostly Greek Revival, Regency, and Georgian Style.

HRES: Matthew Breitenbach as an agent what are the advantages of representing a builder like DeMarco Development?
MB: Nick and I make a great team. I present my extensive buyer network and advertising and branding strength, while I rely on Nick to create a great product. We both trust each other’s expertise and advice. Nick comes to me with questions about market trends, value, pricing, what is hot and not, etc… Nick and I strive to be a great team and push the idea of designing and building in the Hamptons further. I am excited for what the future will bring for us.
