Barn & Vine Bridgehampton

Barn & Vine is a brand new home development strategically located in the beautiful hamlet of Bridgehampton and with 70% already sold, we had to find out why they are selling out so fast.

HRES: What are your thoughts on the current new home market?
B&V: “$3M is the sweet spot,” says Aaron Curti of Douglas Elliman Real Estate, “there is a good amount of inventory north of the highway for $3M-$5M and Barn & Vine offers the best quality and value for the savvy buyer.”

The current market lends itself very well to the homes at Barn & Vine. Buyers are smart and have done their homework, which is why the carefully curated designs, both interior and exterior, along with the seamless indoor to outdoor living and care free life style delivered through concierge service by Chaloners, is exactly what any buyer is looking for.

Raphael Avigdor of Douglas Elliman Real Estate concurs and extrapolates further that, “The $3M niche is the most active range in the Hamptons market today as larger trophy dollars are proceeding with more hesitation as a result of the market experience in higher ranges and parallel markets such as Manhattan. Family necessity or the desire to have a Hamptons beach home keep buyers buying but with greater thoughtfulness. $3M is the minimum price that the luxury buyer can find a home with luxury amenities.”

HRES: What was the inspiration for building the development at Barn & Vine?
B&V: The developers were inspired by the eclectic and beautiful architecture throughout the Hamptons and its complement to the natural topography. They have incorporated all the designs seamlessly into a collection of styles from the traditional Dutch Gambrel and transitional Sweeping Gable to their modern Sonoma and Mecox Barns.

HRES: Why would I want to buy a Barn & Vine home?
B&V: “Building on the great success of Phase I, each of our Phase II newly designed homes encompasses our award winning architecture and thoughtful layouts to appeal to a wide range of buyers,” says Jane Gol, president of Continental Ventures and Continental Pinewood. “Staying attuned to market needs, we have incorporated innovative design and practical elements to deliver homes that are both beautiful and effectively carefree.”

James Peyton of Douglas Elliman Real Estate says, “One word: Quality. The homes are everything one could ask for in Bridgehampton. With easy access to Sag Harbor, the ocean and points east and west, Barn & Vine is ideally centrally located. The high ceilings, beautiful finishes and fully finished lower levels make these homes the highest quality one can find at this price point. In addition, these homes are easily customizable so that buyers can have all the extras they are looking for. The outdoor kitchen and spa have been the two most popular additions.”

HRES: How many total homes are in the community and what is still available?
B&V: There are thirty-seven homes in the community. After a very successful Phase I we are currently marketing Phase II and are offering two homes ready for immediate occupancy, five in construction for spring 2017 and seven vacant buildable lots.

HRES: Are all the homes move-in ready? Are they furnished?
B&V: The move-in ready homes include the Dutch Gambrel which is completely designed, appointed and fully furnished by Mabley Handler Interior Design and the Mecox Barn, which is a modern interpretation of the Barn. The new uniquely styled homes – the Addison Barn, Cameron, Georgica, Bridgehampton Manor and Tuscany Barn- are scheduled for completion by spring 2017.

HRES: Can you tell us a little about the builder?
