Quintessential Quogue – $13,500,000

The Goods – “Only once in a blue moon does a 4-acre waterfront property on Quogue’s most desirable street become available,” says listing agent, Brown Harris Stevens’ Marcia Altman of the compound that has been in the possession of Toys R Us founder Charles Lazarus for 40 years. Besides the main house, there are three other structures on the property: a towered recreational building carved out of the former stables; a boathouse that sits at water’s edge, and a 3-car garage. And for true old-world credibility, there is even a regulation croquet field. “Never again will one be allowed to incorporate these types and numbers of structures on a single-family lot.”

Why it’s a good deal – “A comparable 4-acre bay-front property in Water Mill South is listed at $29,500,000. Quogue prices are rising, but still a value compared to East of the canal.”

Top of the World – $8,250,000

The Goods – Poised atop 4.3 acres on the highest point of Water Mill’s south-facing moraine, the 15,000-square-foot residence called Longview boasts sweeping 180-degree ocean views and cutting-edge design. The customized quality construction, listed by Deborah Srb of Sotheby’s International Realty, includes six bedrooms, eight baths, a two-bedroom service suite, home theatre, and painting studio, which could easily convert to an additional bedroom. Outside is a 10,000 square-foot patio for dining and lounging, an oversized 52’ double entry pool, pool pavilion and sunken tennis court.

Why it’s a great deal – Originally listed at $12.5, it has just been reduced again to $10M. “South of the Highway this would be two and a half times the price,” says Srb. “You couldn’t reproduce it for less. It’s a sleeper!”

Smart Investment – $2,499,000

The Goods – This newly renovated south-of-the-highway house with “smart” capabilities features a customized chef’s kitchen with pantry, a master suite with window seats gaze out to Mecox Bay, and built-in speakers throughout, including outdoors under the arbor on the bluestone patio overlooking the heated Gunite pool and gardens.

Why it’s a good deal – “Other homes on the street go for over $6 million,” says Suzanne Bond of the Enzo Morabito Team. “The land is probably worth that much. This is the best deal in Water Mill south of the highway.”

East Hampton Turnkey – $1,500,000

The Goods – This four-bedroom, four-bath recently renovated house on .63 acre in Settlers’ Landing boasts two fireplaces, a beautiful living and dining room that overlook the backyard and pool, a master and two other bedrooms on the main level and a second master upstairs with its own deck, and a pool house with full bath and kitchenette. “It’s totally turn-key for a bargain,” says listing agent Ray Lord of Douglas Elliman. “A pre-exisiting pool house is a rare amenity that complements the Gunite pool and spacious lawn.”

Why it’s a great deal – “The owners have decided they want a change of scenery,” says Lord, who points out that a similar nearby new construction with only 3.5 baths and no pool house is priced at $1.999 million.

North Haven Bayviews – $3,995,000

The Goods – This 1.3-acre waterfront flag lot in North Haven contains a meticulously crafted home designed to take advantage of views of Great Pond Creek. There is a great room with central fireplace and a first-floor master with doors that open onto a porch and pool area. Upstairs three en-suite bedrooms are arranged around a spacious landing with a dramatic vaulted ceiling.

Why it’s a good deal – “For a waterfront, custom-built, and turn-key house on over an acre close to Sag Harbor Village, it’s a great deal in the under $4M range. It has water access and fantastic views of the bay,” says listing agent Dana Trotter of Sotheby’s International Realty.

Into the Woods – $1,995,000

The Goods – The 4,500-square-foot traditional built in 2003 is sited on a private two acres in Northwest Woods. The five-bedroom 4.5-bath house comes with a pool and community tennis. “Everything you need and want in a home of this size,” says listing agent Paul Brennan of Douglas Elliman. “This opportunity will not last long!”

Why it’s a good deal – “Value, price, location,” Brennan says simply.
