Frank and Dawn Bodenchak have joined our Bridgehampton office and offer a unique skill set, bringing a wealth of experience to their clientele. Jon Barton has joined the Sag Harbor office of Sotheby’s International Realty. Jon Barton has built his reputation on successfully guiding his clients to the right property and the right investment. Frank Newbold, Associate Broker, speaks on the status of the market: “With the internet, buyers know the comparable properties as well as their brokers. Buyers know when there’s a mismatch between price and value. Buyers jump in when they see value. Properties that are well priced move the fastest. There has been a slight market uptick since the election where rising consumer confidence is driven by high expectations from the new administration. Mortgage rates are rising which has stimulated the lower half of our market to jump in sooner rather than later.”

Rick Slater has seen an uptick in the market: “We continue to see Amagansett Lanes in ‘full blown development’ mode with scarce inventory for tear downs ranging from $2.7M to $3.35M. Amagansett North is hot for new construction in the $3.3M to $4M markets. It seems to be the ‘bargain area’ as compared to the $6M plus in the Lanes. The second home owner works hard and doesn’t want to deal with the building process. They just want to ‘bring their toothbrush’ and immediately enjoy their property.”

Frank & Dawn Bodenchak have noticed trends in the rental market: “There has definitely been a trend of renting for shorter periods…MD-July 30, July-only, or August-LD only, and even some two week rentals, which may be more conducive to the active multi-faceted schedules everyone keeps now, versus 20 years ago.”

PROFESSIONAL ACCOMPLISHMENTS
While every transaction feels like an accomplishment, Deborah Srb takes tremendous pride in recently completing the successful sale of the 48 homes in Southampton Meadows Estates just outside Southampton Village. Deborah had exclusive representation for these homes of approximately 4,000+/- square feet, with the last sales closing at prices exceeding $2 million. While in her 23 years with Sotheby’s she has also enjoyed closing many deals in the $10 million+ range: negotiating this for so many homes and different buyers was a real challenge and an exciting achievement. Most buyers were young families exhausted with renting and making their first big purchase. There was more apprehension and a greater need for hand-holding to make buyers feel secure throughout the whole process.
