James Peyton is even-keeled and dynamic. Whether sailing from Sag Harbor to Nantucket aboard the Hinckley Bermuda 40 he lovingly restored, guiding an investor to find the right piece of land to develop, or listening to a first-time buyer who wants to move to the East End, James exudes patience and understanding to the task at hand. Combined with his in-depth knowledge and analytical approach to the Hamptons real estate market, James inspires trust and confidence. It’s what makes buyers, sellers and developers want to work with him — not just once, but over and over again. In Just four years James has become a consecutive top producer in both total commission and number of transactions. He has immersed himself into all facets of the Hamptons real estate market.

As a life-long sailor, James knows how to navigate the waters. “Cruising off shore you have to understand the conditions and be prepared, whether it’s on the water or in real estate,” he says. “I gauge the weather and the wind to plot the correct course. I know about engines, instruments, rigging, sails and fine woodwork. I have the same detailed knowledge of the market, land and property value in the Hamptons.” James Peyton is a Captain, whether on his boat, or guiding his clients to sound opportunities.

James’s decades as an options trader on the floor of the American Stock Exchange helped to hone his analytical approach. “I do the homework: statistical analysis and forecasting; I determine value for investors, builders, buyers and sellers,” he says. “I understand what the market can sustain and where it’s going.” He acts as an investment advisor for all his real estate clients now.

Part of that relationship is based on his acute sense of hearing. “I listen to what my clients are looking for, and help them visualize it; then make it happen. I treat everyone as ‘the one and only’, because they are.”

James lives in Southampton Village with his wife Annika and their new son Henrik, “the man of my dreams,” he says. He works 24/7, but can sometimes be found on his boat on a Wednesday, out for an evening sail, enjoying the glory of the East End. His motto: “I help people every day fulfill their real estate goals.
