Beechwood Debuts The Latch Southampton Village

The Beechwood Organization is debuting its exclusive new luxury condominium community in the Hamptons, The Latch Southampton Village. A handful of The Latch’s twenty luxury units are being made available to buy off floorplans at $1.75 million for villa residences, $3.2 million for townhomes and $5 million for a one-of-a-kind cottage. First occupancy is anticipated for spring 2021.

“What we’re doing at The Latch is very special.  We believe the new homes, including ones being preserved in historic structures, will be found by their new owners, neighbors and the Village to be deserving of their Hill Street location,” says Steven Dubb, principal, The Beechwood Organization who also led development of the nearby Bishops Pond, the fast-selling and first luxury condominium community of its kind in the Hamptons on South Magee Street; and Bishops Grant, an enclave of estate homes on North Main Street.

Beechwood purchased the 5.24-acre property, the site of the former Village Latch Inn, in 2016. While seeking approvals to construct the new homes, Beechwood refurbished the property operating The Latch Pop-Up Inn seasonally from 2017 to 2019. Granted final approval to proceed in 2020, The Latch is now underway.

Key to the property’s ambience, set back on a great front lawn, are the iconic main Latch building and adjacent Terry Cottage. Said to be designed by famed architect Stanford White at the turn of the 20th century, the historic structures are of the Federal Revival Period with cedar shingles painted white and Dutch Colonial touches.

Guided by Hamptons architects James McMullan of Fleetwood & McMullan and Jason Poremba of Jason Thomas Architect, Beechwood will restore the exteriors of these historic structures to their original grandeur while converting interiors of the 40-room main Latch structure into two townhomes; and fully renovating the Terry Cottage which remains a single-family home.  

Sited behind the historic buildings will be four villa residences, 13 townhomes, and a clubhouse with high-end fitness center and outdoor pool.  Exteriors of these new structures are designed by Fleetwood & McMullan in keeping with the architectural vernacular of Southampton Village. To complement but not replicate the Latch building & Terry Cottage designs, the new homes are designed to appear connected via a single facade and feature naturally red cedar shingles and other Shingle style touches.

The largest home at The Latch, sat on just under one-acre, is the restored Terry Cottage available pre-construction for $5 million. It is 4,792 square feet with 5-bedrooms, 5.5-baths plus the option of a finished basement for two additional bedrooms and includes a 2-car garage.

Fifteen townhomes, two of which are in the restored Latch building, are priced from $3.2 million. They range from 2,763 to 3,168 square feet on two levels with 3-bedrooms and 3.5 baths, including a ground-floor master bedroom suite, plus a basement and garage.                                                          

Four villa residences, starting from $1.75 million for a ground floor unit and $2.4 million for an upper unit, range from 1,434 to 1,991 square feet with 2-3 bedrooms and 2-3 baths. Ground floor villas include basements. Upper floor villas include elevator access. Each residence has its own garage and driveway. 

Floorplans are open for spacious living. Finishes are luxurious, fittings are premium, and appliances are top-of-the-line. Aspects of layouts and finishes may be personalized pre-construction working with Beechwood in-house design experts. Landscaping of the tree-lined grounds, snow removal, refuse collection and maintenance of the clubhouse will be managed by The Latch’s condominium association.

The central location of The Latch is one of the best in the Village of Southampton. It is a five-minute walk to shops, restaurants, entertainment and Lake Agawam Park or a five-minute drive to Cooper’s Beach.
