with a Dollop of Hamptons Gossip

As the holiday season harkens, warm and fuzzy feelings of family, feasts and festivities take over. Except when there’s not enough room at the inn, or your own house, for unexpected guests.
In most places in the world, the added stress of making room for visitors means rustling up a bunch of folding tables and chairs and at least a few air mattresses. But not so much here in the Hamptons, where there are plenty of options — if you’ve got the budget for it.

Hole Up for the Holidays
At this moment in time, there are approximately two dozen properties with at least 10 bedrooms on the market. Ranging in price from $3.495 million (654 Hill Street in Southampton, listed with Sandra Morell of The Corcoran Group, with 13 bedrooms) all the way up to $150 million (1080 Meadow Lane in Southampton, represented by Harald Grant and Bruce Grant of Sotheby’s International Realty, with 12 bedrooms) there’s something here for just about every type of hosting need.
From west to east and everywhere in between, there are available properties stretching from Westhampton Beach to Montauk. The one with the most bedrooms is 366 & 376 Gin Lane in Southampton. Priced at $94 million and represented by the family Grant of Sotheby’s, this two-house estate has a whopping 21 total sleeping chambers. Next in line for most sleeping quarters is a $16.9 million four-story century-old summer colony estate at 72 Apaquogue Road in East Hampton, with 16 bedrooms. Represented by Marilyn Clark and Frank Newbold of Sotheby’s, the residence was built in 1884 as East Hampton’s first boarding house.
For the more commercially-minded there are quite a inns, bed and breakfasts and lodges for sale as well. East Hampton Point has 12 bedrooms and is priced at $27 million (repped by Justin Agnello, Hara Kang and William Gold of Douglas Elliman Real Estate), Rams Head Inn on Shelter Island has 22 bedrooms and is listed for $8.995 million (with Enzo Morabito of Douglas Elliman), 56 Second House Road in Montauk is a mixed-use property with three cottages, a motel and apartments with 17 beds for $5.5 million (Helen Stubbmann and Rori Finazzo of Corcoran hold the listing), the $5.1 million Sail Inn in Montauk has 10 bedrooms (with Lisa Grenci of Douglas Elliman), and the Grassmere Inn in Westhampton Beach is $2.55 million and comes with 12 bedrooms (listed with Adriana Jurcev of Douglas Elliman).
If a large number of bedrooms is less a concern than space and privacy, there are more than 100 houses currently on the market with either guest houses or private entrance guest quarters or in-law suites. The most expensive is that $150 million Meadow Lane estate mentioned above. The least expensive is a $1.495 million compound at 160 Red Dirt Road in East Hampton, which has a four-bedroom main house and one-bedroom guest house and is repped by Lenore Thomas of Douglas Elliman.

Retreat, Complete
For those who wish to go really big when they go home, and have with plenty of privacy, plus space for guests and whopping water views, there’s Burnt Point Estate in Wainscott.
Custom designed by renowned architect Francis Fleetwood, the 25,000-square-foot estate at 38 Mathews Road occupies just over 25 acres and comes with 8 bedrooms, 14 bathrooms and more than 2,000 feet of water frontage on coveted Georgica Pond. The $56 million resort-like compound is seriously outfitted and has more amenities than a small village.

Less Can Be More
Of course there’s something to said for simplicity too. For those who are in the mood for downsizing, 20 Jessups Landing in Quogue might be just the place. Listed with Marie Cunneen of Compass, the $1.399 million home is in largely 55+ upscale condo association community and comes with four bedrooms, three-and-one-half baths, gas fireplace, rear deck, screened-in porch and its own garage.
