Every so often, we need to remind ourselves how fortunate we are to be here: fantastic farmstands and markets groaning with summer’s bounty, lovely scenery, and abundant fishing. Marshouse
Lots of Hamptons house are modern in style, but few were designed by a genuine modernist architect as distinguished as Hamilton Smith, a partner of Marcel Breuer. Decades ago, Smith created a flat-roofed house on stilts for himself. The rectangular, minimalist, open plan house, which seems to float about the marshy land leading to the harbor in Springs, couldn’t be built today. 180 views of the water can be enjoyed from inside or outside the house; just doors away from Pollock-Krasner House, these views also inspired Jackson Pollock and Lee Krasner in their day. In this area, the light changes constantly, creating reflecting pools in the water, while birds and other wildlife are abundant.
Today, the house is owned by well-known garden architect Edwina von Gal. She’s designed landscapes for Calvin Klein, Ina Garten, Larry Gagosian, Cindy Sherman, Richard Meier and Richard Serra. Old farm buildings are cherished out here for the sense of history and interest they bring to the landscape. One, dating from 1870, was moved to a peaceful area of Amagansett, and then adapted into a charming house. With four bedrooms and three bathrooms set in 2,500 square feet, the property is available via Peter Huffine at Corcoran.
But that’s not all, folks! Set on 0.56 of an acre, the property includes a good sized 48 by 16 pool, not to mention a legal studio/guest house, which are hard to come by these days. Buy It, and They Will Come
For those who only want to visit, though, there are our luxurious hotels and charming motels. They’re not building any more of them, so when they come up for sale, they command a premium price. For instance, last year the Montauk Yacht Club was sold by Gurney’s for a staggering $149 million. Marram Montauk, a 96-room oceanfront motel, also sold last year for $77.5 million.
Now, the Capri in Southampton has been listed for sale asking $29 million. Not waterfront, but very prominent on CR 39A, the 29-room hotel and restaurant is being repped by The Cerio Natter Team at Brown Harris Stevens. Over the years, the Capri has been home to various restaurants, including Brooklyn Chop House, Pink Elephant, and Nobu. The bar and pool area are a well-known party spot with weekend DJs.
Attorneys Mark Geragos and Tina Glandian purchased the Capri in 2015 for $4.7 million. Geragos is famous or infamous for defending celebrities like Michael Jackson, as well as notorious killers such as Scott Peterson. The lawyers completely renovated the property into a high-end luxury boutique hotel, so that no work is needed for the new owners. 26 rooms are standard, while three are expensive suites. The restaurant includes 80 seats inside and 35 seats outside, plus an indoor and outdoor bar.
