Broker Showcase – The Enzo Morabito Team

slide13Enzo Morabito, with over 25 years as one of the most successful real estate brokers in the Hamptons, is the driving force behind the Enzo Morabito Team at Douglas Elliman. With listings on both sides of the Shinnecock Canal, clients have come to rely on Enzo for his complete knowledge of the Hamptons.

HRES: What is the most important lesson you have learned as a real estate broker in the Hamptons?
EM: Tell it like it is. Be honest with your clients and customers. Don’t tell them what they want to hear…tell them what they need to hear.

HRES: Everyone is saying that the market is hot, sales are up. What do you think?
EM: I don’t THINK it’s hot, I KNOW it’s hot. It’s a great feeling to have closings every week. The terrible winter weather got sales off to a slow start this year, but once the weather thawed, sales heated up. Buyers see that the inventory is shrinking, homes are selling at close to or above asking prices, and mortgage rates are still great….so now is the time to buy.

HRES: What do you consider to be the “IN” neighborhood to buy a vacation home?
EM: Because Hampton Bays and Remsenburg offer great waterfront values, I predict their time is coming to be “in” or “in again.” Certainly Quogue is hot right now. And East of the Canal, Sagaponack, Bridgehampton and Water Mill are on fire.

HRES: You have some really beautiful listings especially in Westhampton Beach and Quogue, what is special about these villages?
EM: I’ve been telling buyers that there’s a real synergy between Sagaponack and Quogue. There’s a quiet, inter-generational “Mayberry” kind of feel to Quogue, and I love that about it. Yet, there’s also an influx of wealthy young buyers who appreciate that there’s a Jitney stop close by, the taxes are low, the Village beach is like a private beach club, and the new Quogue Club at
Hallock House has added a hip element to the Village. Westhampton Beach has it all – a main street with elegant shops and restaurants, an active Dune Road scene, a world-class performing arts center, and a year-round family-friendly energy.

HRES: If your life was a movie what would it be called and why?
EM: Having been born in Italy, I’d have to say any Fellini movie!

HRES: We all know the phrase “West of the Canal.” What do you think about buying a home West of the Canal?
EM: I’ve lived on both sides of the Shinnecock Canal and enjoyed both for different reasons. West of the Canal is great for a buyer looking for a Hamptons home that’s only 90 minutes from NYC. I always tell people that whether you buy east or west of the Canal, it’s the same Atlantic Ocean. We have great Hamptons beaches from Westhampton Beach to Montauk. And we have great Hamptons homes from Remsenburg to Montauk… it all just matters on personal preference.
