Hallandale Beach offers luxury buyers incredible value.

Miami is lovely, and so is Fort Lauderdale. But if you’re looking for real estate on Florida’s Atlantic Coast, have you considered Hallandale Beach? One of Broward County’s fastest-growing populations, this oceanfront enclave is appealing to luxury homeowners looking for a taste of the South Florida life. 

Hallandale Beach is situated neatly between those other two beach hot spots (Miami and Lauderdale), and developers are taking note. This summer, 2000 Ocean, a boutique oceanfront building of 64 condominiums beginning at $2.6 million, is opening, with two major luxury buildings — SLS Resort & Residences, slated for 2022, and Hallandale Oasis, still in construction — on its heels. Hallandale, said Shahab Karmely, developer of 2000 Ocean, benefits from its relative anonymity. “What is unique is that this is the transition into low-rise, set back buildings that have retained that beach flavor that, you know, Miami Beach probably had 30 years ago,” he said. “So you have this laid-back feel to the place. You’re not surrounded by these gigantic high-rises.”

Now is a great time to get in at Hallandale. There are plans for 10 developments under construction, seven approved projects, and three proposed projects under review. 2000 Ocean will be the first residence in the United States to be furnished by Italian design brand Minotti. The city is also experiencing record-breaking single-family home sales, with a notable recent sale hitting $5 million. 

The city, according to the mayor and Chamber of Commerce, is also undergoing some fundamental change. A series of major infrastructure projects will address sidewalks, lighting, and trees, with the overall objective of going green. An electric minibus system — part of this objective — is in the works, and a parks system, which includes Golden Isles Park and Tennis Center, is one of several nascent parks set to open soon. They’re also implementing a citywide parking program and adding a lot within the Fashion Arts & Design District, allowing residents to walk to restaurants and points of interest within the city. 

Why is the market in Hallandale on fire? Buyers are recognizing that there is incredible value in this luxury pocket of the market, for one. Hallandale Beach, in fact, said Mr. Karmely, is full of inherent value, from its proximity to the ocean to its luxury buildings that spare no amenity. The area, he said, offers astounding upgrades that you’re unlikely to find at this price point in other markets. 

“The fact that we have a building that is designed by one of the best-known architects,” he said, with properties in New York City, Mexico City, Miami, and who has combined efforts “with the top three furniture brands in the world, the first project they’ve ever collaborated on” adds to the area’s cachet. “And we are offering this at a price,” Mr. Karmely added, “which is literally anywhere from 60 percent less to 85, 90 percent less” than a buyer might pay in other luxury markets. 

The result, then, is value — and a lot of it. Whether you’re in the market for a second home or are looking to set down roots in warmer climes, Hallandale Beach just may have exactly what you’re looking for in the luxury market.
