I think beyond the fact that the house in and of itself is so great, the siting is spectacular. It’s the last house at the end of a beachfront road with no other home to the east until you get to Bridgehampton. The Ocean, The Cut, and Mecox Bay are all you see.

This home was built in 2007, has there been any renovations/updates?
The home was actually completely re-built in 2007 by Lattieri Construction, so the quality is super high end. The design is timeless and classic, so honestly not a lot has been needed other than the standard annual upkeep.

The photos of this home are beautiful. Are there any features you would like to tell us about?
I love that the three bedrooms on the main level all open out onto the sand via a covered porch. You are tucked behind the dunes slightly, so it is very private but by no means sequestered.  I also love the semi-secret architectural stair – I call it the Jenga Ladder – up to the roof deck. When you are up there you really feel like you are indeed on an island.

How long has this home been on the market?
Saunders was brought on to the listing in February and sought to rebrand and reimagine the listing. The first thing we set out to do was to have the home completely staged and reshot, and the response has been very, very positive.

Would you consider this home a great real estate investment and if so, why?
Yes. Where else are you finding oceanfront east of the canal in the Town of Southampton at this price point? And the fact that there is a steel bulkhead running in the dunes adds a level of protection that simply doesn’t exist in most locations.

Does the furniture come with the sale of the house, if not will it be an option?
Everything currently in the house including the outdoor furniture was provided by Chris Mead and English Country Home and is available separately. This is after all, the Hamptons – everything is for sale, right?
