Building Organic – Environmentally Friendly Home in Southampton

With a view of Little Plains Beach, this 7 bedroom, 7.5 bath, three-story traditional home, highlights many important features that the modern homeowner is looking for.

Built in 2007, the home was created to be environmentally conscious, using low VOC (volatile organic compound) materials even when that type of construction was unheard of. Project Manager Chris Gaynor spent an enormous amount of time researching the proper materials needed to create this low VOC home. Gaynor said, “What I set out to do with that house is now the standard I hold all my homes to.” Using formaldehyde free insulation, low VOC paint and tile setting glue, the home was truly the first foray into a trend that has now moved around the nation. Gaynor was able to work with the homeowner, who is active in local environmental programs, in order to help create a home that was safe for both its inhabitants and the surrounding natural habitats.

At 6,000 sq. feet, the house offers many amenities, including a Crestron Smart Home installation. This installation controls heating and A/C, has camera security, and with one touch music can be played throughout the home. With a grand master bedroom on the second floor, along with four other bedrooms, all with en-suites, and a guest suite on the third floor, this house has plenty of room for visitors! There is also a 14 ft. deep wrap-around porch, leading to the private backyard with a 25×45 heated Guinite saltwater pool and spa. The landscaping is also environmentally friendly.

Inside the home, designer Alicia Orrick took on the challenge of finding low VOC and environmentally-friendly furnishings to complete the look of the home. From CT Cottages & Gardens, “All wool mattresses from Natural Bed would be paired with SDH’s organic linens. For some rooms, Orrick turned to Elizabeth Eakins’ natural fiber rugs, which were used throughout the home along with natural grasscloth rugs.” Inspired by the ocean mere minutes from the home, Orrick set out to bring a calming atmosphere to the Little Plains house. “There are places in every room where the eye has a chance to rest of the lighter, neutral fabrics but is kept awake by some accent colors.” Her design runs through the home, from the library to the open living room, and large dream kitchen with premium appliances and huge island.

After the home was completed, one final test was done to finalize its low VOC effect: outgassing. The house was completely closed, with all the furnishings inside, and the heat was turned up to about 90 degrees, forcing any remaining toxins in the air. Then the house was opened, releasing those toxins outside and away from the home. This allows future buyers the reassurance that every necessary step was taken to ensure the home was indeed, low VOC, and a great buy for those with allergy or asthma problems.
