New Luxury South Florida Properties

South Florida’s luxury real estate market continues to perform well, and several new luxury residential properties have recently been added to the area. As the demand for more luxury properties increases, buyers are also seeking unique amenities and top-notch on-site services. 

“Douglas Elliman’s Development Marketing Division (DEDM) has been leading the South Florida Luxury Development sector for over a decade,” says Jay Phillip Parker, CEO of Brokerage, Florida Region at Douglas Elliman. “In terms of trends shaping the luxury market, we’re now seeing the inclusion of private membership clubs, bespoke concierge services, and health and wellness offerings in luxury residential properties.”

Parker also says that the stability of the luxury market in South Florida offers buyers a unique period of opportunity, especially for buyers looking to make a long-term investment. Here, we take a look at a few of South Florida’s new and upcoming luxury residential properties. 

Forté Luxe, Jupiter 
Forté Luxe is a waterfront community in Jupiter with only 17 multi-level residences on a quiet peninsula. It’s also ideal for boaters, offering 13 boat slips for up to 60-foot vessels. The residences at Forté Luxe will range from 3,550 to over 5,000 square feet. Units will include private interior elevators, balconies with Intracoastal views, spacious walk-in closets, and designer kitchens with quartz countertops. Invoking the natural setting, the interiors have a modern coastal aesthetic with light wood tones and cobalt blue and green accents. Prices range from $4.35 million to $8 million, and the residence is expected to be completed in Q4 of 2025.

ALINA Residences, Boca Raton 
Tucked between The Boca Raton and Southeast Mizner Boulevard, ALINA Residences has already made a splash in the Boca Raton real estate market. Phase one of ALINA Residences, ALINA 200, was completed in 2021 and completely sold out. The resort-inspired property is in the final stages of construction, and the final two towers, ALINA 210 and 220, are over 80% sold. Phase two floor plans include one- to four-bedroom units that range from 1,400 square feet to over 5,400 square feet. There are also tons of onsite perks: a rooftop lap pool with private cabanas, his and hers spa facilities, and state-of-the-art fitness centers make this even more appealing. The property is within walking distance to top Boca Raton attractions like the Mizner Park Amphitheater and the Boca Raton Museum of Art, and it’s just minutes from the beach. The entire project is expected to be completed in late 2024, and residences are priced from approximately $2 million to over $10 million.

ALINA Residences

Glass House Boca Raton 
Also in Boca Raton, Glass House Boca Raton is the first modern glass building to grace the downtown Boca Raton neighborhood. Featuring 28 luxury residences, the 10-story property is less than a mile from the beach. The property will also boast a rooftop pool with views of the Intracoastal, ocean, and neighboring golf course. Inside, prospective residents will find sleek units with open-concept layouts ranging from two- to four-bedrooms, spanning 2,504 to 3,950 square feet. Private terraces, spa-inspired bathrooms, and gourmet kitchens are also included. The property will also have a full-time door attendant and convenient underground parking with two parking spaces for each residence. Sales for this intimate property were launched in February 2024, and the property is expected to be completed in late 2026. Pricing is from $2.5 to over $6 million.

Lumaire, West Palm Beach 
Downtown West Palm Beach is now home to Lumaire, a 23-story rental tower with panoramic sunrise-to-sunset views of the cityscape, Clear Lake neighborhood, and the ocean. The new property has 457 residences and 40,000 square feet of amenities, including a resort-style pool, fitness and yoga center, and pickleball courts. Situated in West Palm Beach’s Clear Lake neighborhood, the property is near the Kravis Performing Arts Center, Norton Museum of Fine Art, and the shops and dining of The Square. Floor plans include studios to three-bedroom spaces with top-of-line European-inspired kitchens and floor-to-ceiling windows. Residences will be available in the summer of 2024, and prices start at $1,795 for a studio to over $5,000+ for three-bedroom residences.

The Perigon, Miami Beach
Situated on a quiet stretch of sand on Miami’s Collins Ave, The Perigon has 73 luxury condominiums and eight private guest suites reserved for residents only. Prospective owners can choose from two- to four-bedroom residences with wraparound terraces overlooking the Atlantic Ocean, Biscayne Bay, or the Miami city skyline. Inside, open-concept kitchens are equipped with Sub-Zero Wolf appliances and custom cabinetry. Owners will also have access to Nota, a private restaurant helmed by Michelin-starred chef Shaun Hergatt, and FiftyThree, a resident’s only speakeasy. Other amenities include a private beach club and oceanfront pools with cabanas. Pricing begins at $4.5 million, and the property is expected to be completed in 2026.
