Top Hamptons Broker Kimberly Cammarata of Douglas Elliman Shares Her Thoughts on the Market and a Few of Her Favorite Places to Dine.

You’re a successful real estate broker, a full-time mom, and also very active in your community. How do you do it?
I make every minute of my day count and I take my work with me wherever I go. It’s easy to thrive when you are so passionate about what you do.

What are some big market trends you are currently seeing in the Hamptons?
New construction is very desirable. Many of my clients want to avoid renovating and just want to bring their toothbrush.

Backyard amenities keep getting more and more luxurious. From full outdoor kitchens to outdoor spas to pickleball courts, developers are creating homes that feel like personal resorts and it’s exactly what buyers want.

Inventory is still very low so properties are selling very quickly, oftentimes before a listing even goes live. To put it in perspective, I just sold a home in less than 48 hours.

What are your thoughts on the real estate market going into summer 2023?
The market is very active right now, with both buyers and sellers looking to transact. I’m seeing an increase in off-market deals purely because homes are selling before they even officially list. There’s also growing demand for amenity-rich, turn-key new construction. Buyers want to move into their own personal resort and they don’t want to spend time renovating.

New construction seems to be in high demand. Can you tell us why? 
Buyers aren’t looking for a project right now, they want something turn-key with all the bells and whistles.

Can you share a few of your favorite dining spots in the Westhampton Beach area?
When I want great Italian food and a fun outing with my family, we go to Mary’s Pizza and Pasta in Speonk. The food is excellent and you can sit outside. They also deliver. 

I love Ivy on Main in Westhampton for cocktails and tapas with friends. It’s the perfect place to go out and feel the energy on Main Street. 

My favorite breakfast spot in the summer is Beth’s Cafe in Quogue. It’s super cute and healthy.
