HAMPTONS REAL ESTATE SHOWCASE: Why did you choose to work in real estate here in the Hamptons?

JAMES PEYTON: After ending a 20-year career on Wall St. as an options trader, I needed a second act that I was passionate about and the Hamptons afforded me that opportunity. Spending summers on my sailboat in Sag Harbor while working in the city my appreciation for the Hamptons grew year after year, and the summer season slowly evolved to enjoying the East End year-round.

After I got my Real Estate license I was set to start working in Tribeca until a chance meeting with Raphael Avigdor, through a mutual friend at 75 Main, that set me on a path to a second career. I knew immediately this was the place I wanted to work and live and was ready to immerse myself into every facet of the market. My trading and sailing background were the perfect combination of skill sets to try and take on the trials of a luxury real estate agent – which I have to say is the hardest and most rewarding job I’ve ever had.

HRES: When I look at your current listings, I see a lot of new construction, why is that?

JP: Mostly everyone wants new – especially in the Hamptons as a second home market. I enjoy being part of the process, working with investors and builders, scouting them the best location, and collaborating on design, amenities and finish that define these high-end luxury spec-homes. I do extensive analysis of the comps and what the market can sustain when advising my clients where to invest. And in the end, through proven marketing and advertising strategies, they’ve achieved record sales north of the highway and delivered many families their Hamptons dream home.

HRES: The beautiful home you have on our cover is brand new, can you tell us about it?

JP: The cover property at 435 North Sea Mecox is the best of my 2019 portfolio of new development offerings. Overlooking the Long Springs Farm just moments from Southampton Village and famed ocean beaches with a stately tree-lined approach and wide-open south/western exposure, the 2 acre fully cleared property boasts views of the adjacent horse farm and the rolling hills of the abutting reserve. Designed and crafted by Jack Curto, and Architect Kathryn Fee, this spectacular new estate will feature 11,000 sf of luxury living space on three levels with 8 bedrooms and 9 full and two half-baths.
