Historic 12-Acre Atterbury Estate in Southampton Wants $16M

A 12-acre piece of waterfront land in Shinnecock Hills — which is comprised of seven separate parcels and actually has three addresses, according to Behind the Hedges — has just landed on the market for $15.9 million.

The existing house on the property was designed by famed architect Grosvenor Atterbury back in 1902. The listing doesn’t have any interior photos available and suggests that the 3-story home be “completely re-imagined” by “discerning buyers,” so we’re thinking that it’s either going to be torn down or totally gutted. Located at 520 Montauk Highway in Southampton, the property also hosts three golf holes, a separate carriage house, and one of the highest waterfront elevations in town.

There are approvals in place for a 4,200-square-foot home and a pool on the waterfront parcel.

In 2014, the property sold for $9 million, so the price tag has shot up by quite a bit over the last five years.
